Prices of old apartments are still high in central BucharestUpdated: 01-09-2009 |
On the www.MagazinulDeCase.ro real estate Web site, which posts only ads from owners, the least expensive apartment for sale in Bucharest, located in a building constructed before 1989, is a studio apartment located in the Ferentari neighborhood (southwestern Bucharest), for which the owner wants €18,000.
The least expensive one-bedroom apartment is located in the Pantelimon neighborhood (eastern Bucharest): €34,000; the least expensive two-bedroom apartment is in Berceni and costs €53,000. The least expensive three-bedroom apartment for sale in Rahova costs €79,900.
The most expensive studio apartment for sale costs €180,000 and is located near Piata Amzei. A one-bedroom apartment built in the "Golden Age" in Dorobanti costs €190,000. Among two-bedroom apartments built before 1989, the most expensive is located near the Piata Universitatii: €400,000, while the most expensive three-bedroom apartment is located on Calea 13 Septembrie, and costs €399,000.
"The prices of apartments located in ultra-central areas have not dropped, because the supply is limited. I talked to colleagues in other countries who said that the large price corrections will be in uptown neighborhoods, where prices were nearing the prices charged in central areas," said real estate expert Liviu Ureche.
On the www.imobiliare.ro Web site, the least expensive studio apartment from the "Golden Age" for sale is in the Costin Georgian area, costing €37,000. The most expensive studio apartment is in the Magheru area, going for €60,000. As far as one-bedroom apartments are concerned, the least expensive are in Berceni-Brancoveanu, with prices starting at €38,000, while the most expensive apartment is in Piata Romana, costing €220,000.
The least expensive two-bedroom apartment is located in Giurgiului, has 50 square meters, and costs €46,000. The most expensive two-bedroom apartment is in Floreasca (northern Bucharest) - €235,000. Among three-bedroom apartments, the least expensive is located in Militari (western Bucharest), whose price is €70,000. The most expensive three-bedroom apartment built before 1989 costs €320,000 and is located in the Bulevardul Dacia area.
